OPPORTUNITIES AVAILABLE FOR SHREWSBURY RETAILERS

Compared to other towns of a similar size, Shrewsbury’s town centre retail sector has held up surprisingly well, report Pooks Commercial Property Consultants, who deal with a large number of shops for a variety of clients. Nevertheless, there are a number of vacant units and owners are keen to see them re-occupied.

Steven Evans of Pooks said "We have a range of smaller shop units available in the town centre where clients are prepared to offer incentives to help traders in these challenging times."

Pooks are eager to talk to those who are looking for premises about various options, ranging from straightforward reduced rents to offering rent-free periods to cover fitting out or help with shop fitting; or flexible lease terms so tenants are not tied into long leases. In most cases tenants are not responsible for external repairs so that property costs are further reduced.

Mr Evans continued "the incentives on offer will vary from shop to shop and will also take into account the nature of the prospective tenant, but most property owners are prepared to be realistic and we are advising our clients to be flexible in encouraging take up of empty units".
