DISABILITY REGULATIONS CAUSE CHANGES IN THE SHREWSBURY OFFICE MARKET

Pooks Commercial Property Consultants of Shrewsbury report a shortage of town centre offices for those firms looking to move from traditional chambers type accommodation, but who wish to stay in the town centre.  Although the trend has been for many of Shrewsbury’s professional firms to move out of town to the office parks, many businesses still want to be in the centre.  Chambers accommodation has always been popular with new concerns, however they often outgrow these and many service providers are now finding that they need lift access for the disabled.  A number of firms are also discovering that they need to relocate as their offices are being converted to residential uses, particularly in the old “professional quarter” of town [photo].

Pooks have been instructed by Davies Loss Adjusters to dispose of their lease of office premises at Suite B, Talbot House, Market Street, Shrewsbury.

The suite forms part of a modern town centre office building and offers easily manageable space arranged as a series of rooms, which could be restored to an open plan format if desired.

Talbot House benefits from an impressive shared ground floor entrance foyer and the suite enjoys gas fired central heating, carpets, air conditioning, suspended ceilings, category two lighting and lift access.

Steven Evans who is handling the letting commented “Lift access is now a major selling point to service providers who need to provide access for disabled people.  As from October, under Part III of The Disability Discrimination Act 1995, those occupier providing a service to the public will need to ‘remove or alter physical features that make it difficult for disabled people to make use of that service’, which makes premises with lift access more attractive”.

The suite has an area of about 93 sq m and is available to let by way of an assignment or subletting.  With about eight years to run on the lease, the current rent passing is £7,500 per annum exclusive.
