Pooks Commercial Property Consultants of Shrewsbury report that many modern businesses need to change their property requirements at short notice and therefore require more flexible lease terms. The lease is for six years, however, there is an option to break on three months’ notice at any point after the first year. There are no rent reviews; there is simply a fixed uplift of 15% after 3 years. The landlord is responsible for external repairs and there is no dilapidations liability. There are no legal costs and occupation can be arranged on average within 3 working days”.
