The lease is for six years, however, there is an option to break on three months’ notice at any point after the first year. There are no rent reviews; there is simply a fixed uplift of 15% after 3 years. The landlord is responsible for external repairs and there is no dilapidations liability. There are no legal costs and occupation can be arranged on average within 3 working days”.
