Green features
The innovative, largely transparent structures, with water features to the front elevations, make optimum use of space, natural light and passive ventilation to create a pleasant, “clean air” working environment. Smart controls operate a series of heating and cooling functions which deliver low carbon-emission comfort for the workforce. The Pavilions are also designed to collect rainwater, sufficient to meet 70% of their annual water needs.
One major energy saving feature is the ground-source heat pump, offering significant cost savings when compared to heat generation using a conventional gas boiler. This is supported by an under-floor heating system and high levels of heat conservation through thermal massing and the use of insulation panels for the ceiling, walls and floor areas.
Building materials have also been carefully chosen and where possible come from sustainable sources. For example, the insulation panels are CFC/HCFC free and do not contribute to ozone depletion. Initial studies show that all the units successfully exceed the government’s CO² emission target requirements by over 25%.
Car and bicycle parking is provided in a mature woodland area adjacent to the walled garden, keeping the Pavilions’ immediate landscaped environment quiet and free from traffic. A green travel plan in accordance with North Shropshire District Council and Shropshire County Council guidelines will also be implemented to and from the business park.
Accommodation
Each of the three pavilions provides open-plan office suites on two levels with sizes from 240 sq m (2,582 sq ft) upwards of high quality commercial office space. Pavilion One is under offer; the other two can provide a total of 944 sq m (approx 10,000 sq ft).
Due for completion in Autumn 2007, offices are available to let on full repairing and insuring leases.
A service/estate charge will also be levied to cover management and maintenance of the common areas.
The Hardwicke Pavilions are located at Hadnall, five miles north of Shrewsbury and enjoy good accessibility via the A49, providing rapid links to Telford town centre and Birmingham, via the M54, and Chester to the north.
